Orchard Street Row Houses
Over the Rhine, Cincinnati, Ohio
2-Family Renovation
2008 (completed)
This pair of homes sharing a common wall are an integral piece of the street wall presence that forms the charm of this
tree-lined residential street.
West House
This building had notable foundation issues which were resolved via underpinning, tie rods and re-constructing the entire
back brick corner. A new reflective roof, insulated windows and systems were installed. Moldings, mantles, stairways and
existing floors were restored while new hickory and 12x24 tiles were placed elsewhere. Contemporary lighting and fixtures
were carefully selected. The floor plan was reconfigured to meet the needs of the buyer, a young and growing family. The
kitchen features sustainable cabinets, paper-stone countertops and mosaic tile backsplashes. On the second floor, french
doors open into a large master bath with freestanding tub and custom mosaic tiled walk-in shower. Outside, the rear yard
was lowered 2' to allow for new parking pads with alley access. Side walkways were made of terrazzo pavers & new concrete
steps were constructed.
East House
This adjoining building possesses the same improvements as 217 but with significant material and floor plan changes to
meet the needs of the buyer. Here, all interior walls were insulated and hvac systems were split. Locally harvested
white oak floors were laid throughout with matching white oak floor registers. Kitchens have sustainable striped wenge
cabinets and marble countertops. Bathrooms have large tiles and glass enclosed custom showers.
